Legal certainty · Ownership

A secure place to own

Owning on the Mexican Caribbean coast follows a clear legal framework: the Constitution, the Foreign Investment Law, a Mexican bank as trustee and a notary who certifies every step.

Backed by the Constitution and federal law

Article 27 of the Mexican Constitution and the Foreign Investment Law set how foreigners own within 50 km of the coast: through a bank trust (fideicomiso) approved by the Ministry of Foreign Affairs (SRE). The bank holds title only on your instructions and cannot sell or mortgage the villa without you.

Every right, protected for generations

You hold all rights of use and benefit: live in it, remodel, rent it, sell it, or leave it to the heirs you name as substitute beneficiaries, without Mexican probate for the property. Term up to 50 years, renewable.

A notary certifies every step

The notario público, a government-appointed lawyer, verifies the chain of title, permits, the condominium regime and HOA rules, obtains the lien-free certificate and no-debt letters, and collects the taxes. Your ownership is then recorded in the Public Registry of Property and the National Registry of Foreign Investment.

A clear timeline

A finished villa typically closes in about 30–60 days after the offer; registration follows 1–6 months after signing.

Costs known before you sign

Typical total at closing ≈ 6%–8% of price, including the 4% acquisition tax (ISAI) and the trust. The notary issues the exact closing statement.

Residency is optional

You can own as a visitor: US and Canadian passports enter without a visa, up to 180 days per entry. Temporary or permanent residency is available if you plan longer stays, based on income, savings or a qualifying pension set in UMA (2026: MXN 117.31/day).

What closing costs

ItemAmount (2026 estimate)
Acquisition tax (ISAI)4% of the highest of price, cadastral value or appraisal
Notary fees + registry + certificates≈ 1.5%–3% of price, plus VAT on fees
Appraisal≈ USD 300–1,500
SRE permit (federal fee)MXN 22,245 ≈ USD 1,212
Trust setup (bank)≈ USD 500–1,000
Typical total at closing≈ 6%–8% of price

Live better, for far less

Same villa lifestyle, same basket, line by line: property tax, insurance, HOA, help at home, school, cars. Property tax: the line that widens the gap

Country Club predial: MXN 18,700/yr (≈ USD 1,019/yr, USD 85/mo). The same USD 591K home (close to the USD 599,150 price of a Villa Coatí) pays $2,600–$11,288 a year in the US cities below, at each county’s effective rate, and $1,988–$7,518 in the Canadian cities at 2026 municipal rates.

Homeowners insurance

US policies for a USD 300–400K dwelling run $1,567–$15,360 a year (Miami tops the list); in Canada $783–$1,686. At the Country Club, owners typically don’t carry home insurance, so this cost doesn’t apply.

How we compare: USD at 18.35 MXN. Estimates, not a quote. Same basket on both sides; any category without a sourced figure on one side shows “not compared” and adds 0 there (this only favors the US side). Country Club column uses the upper ‘Comfort’ figures; with solar (one-time ≈ USD 9,810). US housekeeper = BLS mean hourly wage × 4 h × 52 weeks ÷ 12. US groceries = USDA Moderate-Cost plan (national average). US utilities = Numbeo basic utilities for a 915 sq ft apartment (a villa uses more). Not included: US school enrollment fees, US sports academies. Canada: CAD → USD at 1.4057 CAD per USD (Bank of Canada daily average, Oct 21 2026); same USD 591K home (≈ CAD 831K). Canadian HOA is not compared (detached freehold homes usually have none). Savings shown as “+X%” mean that city costs less than the Country Club.
